LandVest Announces New England and Adirondack 2017 Deals & Steals List

12/5/17

LandVest Inc., a private real estate and timberland firm focused on luxury, and simply cool, properties, has announced this year’s list of top New England and Adirondack luxury real estate investment opportunities. To be chosen, properties must have at least two of the following qualifications: priced below assessed value, priced below what the owner has invested in the property, priced below comparable sales, significant reduction in asking price and “grandfathered” so that they can’t be rebuilt today for the current asking price.

“All of these properties are special, with great sites and amenities, and many are turn-key. By nominating these properties to this select list, LandVest is recognizing properties which are compelling investments for the buyer,” said Ruth Kennedy Sudduth, Director of Residential Brokerage at LandVest. “Of course, these are investments which you can really enjoy, find peace, and be in a singularly beautiful place. That’s quite a combination.”

Some of the properties on the 2017 Deals & Steals listinclude 35 Coolidge Point in Manchester-by-the-Sea. This turn-key oceanfront estate is listed well below the original list price, and priced well below what it would cost to build a comparable oceanfront property in Manchester. “This is the best new-construction shingle-style property that I have ever seen,” noted Lanse Robb, LandVest’s North Shore region director, “and it is offered at a significant price reduction for $6,250,000.”

Casa Tranquilla in Charlotte, VT, also made the list. With a recent price reduction of $750,000 this completely private, 80-acre property just outside of Burlington offers 6,700 square feet with an indoor pool, wine cellar, four-stall barn with fenced pasture, a party barn/guest house called “The Lodge” overlooking a pond with a fountain, a sugar bush with 230 taps and sugar house, trails and an auto barn. It is listed at $1,500,000.

Another outstanding and unique property is Hope Island, listed at $7,950,000. The owner of the property invested significantly to make this 86-acre island a kingdom property and year-round family retreat. Set in Casco Bay, off of Portland, ME, the property includes a main residence with multiple guest and staff dwellings, a substantial boathouse and deep-water pier, barns, paddocks and outbuildings. The island even features a tavern for its own private entertainment venue.

“Hope Island has received a great deal of richly deserved attention,” said John Saint-Amour, the listing broker with LandVest’s Portland, ME, office. “It is rare to have a private island this close to Portland available, let alone one with tremendous infrastructure at a steep discount to seller investment.”

Bircholm on Upper Saranac Lake: Set on Deer Island in the Adirondacks, 13,641 square feet of living space, over 50 acres to roam and an original list of $3,900,000 this property is priced to sell at $2,950,000. “Just a dream of an Adirondack Great Camp. Just as it should be,” said Vincent McClelland, Adirondack Regional Manager for LandVest.

The Weld Pond Estate: The owners invested significantly more than the offer price to make this 12,111-square-foot, grand 14-acre estate a wonderful home for his family to live and entertain in, and an equally great place for getting work done. A perfect deal for balancing work and life, minutes to Boston with a stunning view over a bucolic pond.
