Cushman & Wakefield Hired to Market 220,000 SF in Durham, NH

11/13/17

Cushman & Wakefield is pleased to announce that the firm has been selected by Goss International as the exclusive leasing agent to market for sublease up to 220,000 square feet of vacant office and high-bay manufacturing and warehouse space located at 121 Technology Drive in Durham, NH.

Cushman & Wakefield’s Thomas Farrelly, Denis Dancoes and Sue Anne Johnson will lead the leasing effort.

In the extremely space-constrained seacoast market, where office and industrial vacancy rates are at historic single-digit lows, Cushman & Wakefield has initiated an aggressive marketing effort on a hard-to-find large block of office and high-bay manufacturing/warehouse industrial space. Occupied by Goss International, this 508,000-square-foot complex is located adjacent to The University of New Hampshire (UNH) main campus and is 15 minutes from Portsmouth. It features up to 220,000 square feet of available space that can be subdivided to meet the needs of growing companies, especially those who want a close, strategic relationship with UNH. The opportunity is comprised of partially furnished plug-and-play Class A headquarters office space and extremely rare high-bay warehouse space with ceiling heights ranging from 26 to 38 feet clear. The anchor tenants on this lush 172-acre campus property are Goss International and UNH’s John Olson Advanced Manufacturing Center located in 30,000 square feet of space, which was made possible by a $5.3 million donation by Whalen Engineering in honor of its former president, John Olson. Availabilities include both office and high-bay warehouse/manufacturing space featuring warehouse clear heights of 16, 26 and 46 feet.

UNH is not only located minutes away, the school is also a tenant. The complex is popular among technology companies looking to train and eventually hire recent college graduates, as businesses increasingly partner with area colleges and tech schools to provide students with desirable engineering skills.

“This unique building not only affords growing companies, especially those in advanced manufacturing fields, the opportunity to secure hard-to-find space, but also the chance to partner with, and form, a collaborative relationship with UNH students they can then hire,” said Farrelly, Executive Director of Cushman & Wakefield. “The New Hampshire seacoast has a low, single-digit vacancy rate for both office and high-bay warehouse and manufacturing space, so we’re excited to see the newly created 121 Technology Drive availability come on line at a crucial time when the inventory of space is at an all-time low. This unique building will become more of a local business hotspot.”

The development is conveniently located near Route 4 and Route 155A, with Interstate 95 just 15 minutes away. Downtown Durham is a short drive, featuring a variety of shops, restaurants and the Whittemore Center Arena. At 121 Technology Drive, other amenities include an on-site cafeteria,13 tailboard-height docks, two drive-in doors and three truck wells. The property also features walking trails and nearly 1,500 parking spaces across six parking lots.

“Between the available office, manufacturing and warehouse space and the potential for developing relationships with area colleges, 121 Technology Drive is primed for future growth,” said Sven Doerge, CFO of Goss International Americas. “We are thrilled to work with Cushman & Wakefield on this unique property.”
