The Davis Companies Executes Long-Term Lease Renewal With IRobot At The Xchange

Pioneering consumer robot company anchors office campus in Northwest submarket

Following The Davis Companies (TDC) impressive transformation of The Xchange (www.xchangeatbedford.com), the commercial real estate firm has executed a 208,686-square-foot, long-term lease renewal with iRobot, the leading global consumer robot company. The Xchange is an eight-building, 475,000-square-foot office park that TDC strategically renovated into a vibrant and cutting-edge technology campus. The Xchange offers tenants a flexible, Class-A work environment with modern onsite and area amenities in the booming Northwest submarket. Located within two miles of Burlington’s latest retail development on 3rd Avenue and just one exit north of Route 128, The Xchange is an ideal location for growing companies looking for access to amenities, talent, and transportation within a technology hub.

By adding a dramatic glass line, new building entrances, more green space, additional parking, and a substantial centralized indoor/outdoor amenity hub, the property is positioned to assist companies in recruiting and maintaining talent. Key features include:

TDC is also installing 450 linear feet of new, floor-to-ceiling glass to its buildings, raising window heights from seven feet to 11 feet. This installation is scheduled for completion in 2018.

JLL is currently leasing The Xchange’s remaining 95,000-square-feet at 14 Crosby Drive, a building that TDC transformed via a major lobby renovation and upgrades to the tenant spaces, along with substantial capital improvements to the campus. This July, TDC will deliver a 32,500-square-foot move-in-ready spec suite with a modern layout, featuring 11-foot exposed ceilings at the building.

TDC has reimagined multiple office parks into vibrant business destinations throughout the Eastern U.S.: The Center at Corporate Drive and 67 South Bedford Street, both in Burlington, MA, the Union Trust Building in Pittsburgh, PA, and 1025-1075 Main Street in Waltham, MA.
